Have A Checklist
When I was in the military, we have Checklist. We have so many Checklist that we have a Master Checklist for all the Checklists.
Is Checklist that important ?
YES !
Even my used-car agent has a 165 points Checklist before he handed the car to me.
In my community, we have Checklist too.
Different ones for different purposes.
You must create one if you are going to buy a property for passive income.
And a different Checklist when you are hunting one for own-use.
Factors like budget, size, location, which floor, which facing, furnishing.
If you are buying for own use, you must add one extra point – always pay attention to neighboring units. Add that to the Checklist.
Let me share a story. Short one.
One of my members thought he found a great deal in a property near my house. Jill and I went to walk the grounds with him on a Sunday. We found that one neighbor on the same floor was using both toilets as his own storage for goods. He even built a metal gate so no one could access the toilet. That was amazing… like that also can? These toilets are located along the main corridor for everyone to use. What a bully !
Though I am curious what other occupants say, I wont spend a single minute to find out. Time is precious to me.
So yes, Checklist.
Checklist removes emotions from decisions as much as possible.
Investment must be non-emotional type.
For own-stay, own-pleasure, I will place emotions first.
